SPECIFICATIONS

Working Drawings and specifications sheets (specs) become part of the total contract between the builder and the owner and are legal and binding in both parties. This leaves no chance for misunderstandings between the contractor and the owner.
It is the purpose of the specifications to include what both the contractor and the owner agree on as an aaceptable degree of trade work quality.
Formats
Specification guides or outlines may be purchased locally or supplied by the architect. Standard forms are also available. The Veterans Administration (V.A) form has become one of the leading guides for writing specifications.
Specifications forms should include:

A description of the materials to be used (sizes, quality, brand names, style, and specification numbers)

List of required building operations (such as excavation, masonry, carpentry, millwork, plumbing, etc.)

Notes relative to cash allowance for such items as lighting fixtures and hardware which are to be selected by the owner. Expenditures over the cash allowance should be paid by the owner.

An indication that all of the specifications refer to the detailed plans of the working drawing

A statement or agreement on quality of trade workers' skills

Liability cover by the contractor during construction.
